Why buy with a co-investor?

Buying a home is the biggest financial decision most Americans will ever make. For many people, the purchase is primarily financed by taking out a significant mortgage loan. PRIMARQ believes that overleveraging is not a prudent investment strategy as it can compromise a home buyer’s ability to consistently make large mortgage payments. To address this problem, PRIMARQ created an exchange in which accredited investors can provide incremental down payment funds in exchange for a shared equity ownership so that you can experience the American Dream of home ownership without overleveraging and taking on more debt than you can realistically afford.

How does it work?

PRIMARQ screens potential home buyers to ensure they are good candidates for co-ownership, evaluating factors such as credit scores and employment history. PRIMARQ helps these prospective home buyers select an investment-worthy home on which to make a contingent offer. PRIMARQ then, in conjunction with the home buyer, “packages” the property as an investment opportunity, providing information on the property and its outlook for appreciation. Through an auction, investors bid to supply additional capital to meet the down-payment requirement in return for an equity interest in the purchased property. Finally, PRIMARQ prepares a standardized agreement and facilititates the closing of the transaction.
