- How does working with a PRIMARQ investor complement working with a
lender?
Working with PRIMARQ can complement working with a lender for the purposes of home buyer qualification and lowering their interest rate:- Home buyer qualification - a PRIMARQ investor could provide additional down payment capital so that the lender’s required down payment threshold will be met and the loan funded.
- Lower interest rate - a PRIMARQ investor could provide additional down payment capital so that a lender doesn’t have to offer a higher-interest jumbo loan.
- Are PRIMARQ investors involved with the buyer in the negotiation process
with the seller?
No. Buyers don’t align with investors and then shop for a house together. Involving an investor is a later step in the process. The buyer shops for the home they want and when an offer is accepted, they seek investors to participate as co-investors.
Here is a simplified process flow:- Your buyer finds a home they like.
- Your buyer makes a contingent (contingent on financing, including a mortgage and a PRIMARQ investment) offer to seller.
- Negotiate until your buyer and the seller come to terms.
- PRIMARQ will then, with your help, package the home and buyer investment opportunity for investor review.
- Investors will be able to bid on the opportunity to supply the desired down payment assistance.
- Investors bid on how much equity they will require to supply the desired funds. PRIMARQ’s auction pricing is intended to minimize the level of equity offered to access the necessary funds.
- When the auction closes, the winning investor(s) provide the money to escrow.
- Escrow continues and concludes.

Yes, you will need to register with PRIMARQ. You will also need to be educated about how PRIMARQ works by participating in a webinar specifically created to train you in how to benefit yourself and your clients through PRIMARQ’s products and services. Time will be allotted for questions and answers so that you will have confidence in how to use PRIMARQ’s services for your given situation. As a PRIMARQ-certified agent, you will be given access to dedicated email, live chat, and phone services so that you will have answers whenever you need them. The training and ongoing communications support are provided free of charge. - Does PRIMARQ have relationships with any real estate agencies?
Yes, PRIMARQ has relationships with online and brick-and-mortar real estate agencies. We also have members of these industries on our advisory board to support our important strategic partners. The relationships will be announced prior to the launch of the PRIMARQ Exchange. - If I’m not employed by or associated with one of these brokerages, does this
preclude me from working with PRIMARQ?
No, you may work with PRIMARQ as an individual agent so long as you complete the PRIMARQ training. - Will PRIMARQ provide me with literature regarding co-ownership to share

Yes, when the PRIMARQ Exchange opens, we will provide collateral material that can be sent to your office or accessed online. Complementary samples can be shipped on request. Online PDF files can be downloaded and forwarded or printed at no charge. - Will PRIMARQ incentivize me for steering home buyers or sellers towards coownership
and PRIMARQ?
Actually, steering home buyers or sellers toward PRIMARQ co-ownership is an incentive for you in and of itself. Why? Because PRIMARQ’s additional capital allows your buyer clients to qualify if they otherwise might not. Furthermore, with a PRIMARQ investment, your clients can qualify to buy a larger home. More financeable transactions or larger transactions flow to your bottom line. - Who pays the agent’s commission? Is my cut affected?
As with a traditional transaction, the commissions are paid by the seller of the home. If your agency represents the buyer then your commission will be affected by involving a PRIMARQ investor.
- Does the investor have a say in my commission rate?
Not if you are the selling agent for a traditional home seller (without a PRIMARQ co-owner). If the home you represent is co-owned by a PRIMARQ investor then they will pay a pro-rata portion of all the selling expenses and will have a say in the decisions regarding the sale of the home, including your commission. - Who pays my commission on a home sale – the owner or investor?
Both. Your commission will come out of escrow from the proceeds of the sale as a selling expense rather than as a check from one party or another. The final proceeds, after all the selling expenses are covered, will be split by the owner and investor in accordance with their agreement. So ultimately your commission will be paid for by both the owner and the investor according to their ownership share in the property. - Do I need to present offers on homes to both the investor and the owner, or
simply the owner?
Since both the owner and investor must approve the offer, it is in your best interest to present offers to all parties. If you present to only the owner, they will have to seek approval from their co-owning investor. - Can I sell the home to the investor, if they are a client, outside of PRIMARQ?
According to their PRIMARQ agreement, the investor has first right of refusal on the purchase of the property if the home owner decides to sell. If the investor chooses to purchase the property, they can decide how they would like to finance the transaction - either with another PRIMARQ investor or not.
